Lead Commercial Real Estate Portfolio Representative

About this function:


Wells Fargo is looking for a Lead Commercial Realty Portfolio Representative. The expert will be supporting Prescreening and Underwriting groups (Multifamily Capital, Real Estate Securitization and Capital Markets) and delivering the different items to the reviewer/onshore group based on the predetermined quality.


In this role, you will:


Evaluate complicated financial efficiency of debtor and guarantor based upon a range of elements and figuring out a suitable risk ranking, both qualitative and quantitative; this would include review of monetary declarations and compare it against Commercial Property guidelines



Analyze historical capital and developing proforma based upon historic efficiency of the residential or commercial property and pertinent market information



Evaluate existing leases within the residential or commercial property to identify possible influence on capital by examining for significant provisions, such as termination options and go dark



Review loan documents and sum up significant facts of the loan and ongoing covenants (both monetary and non-financial) to be preserved by the customer



Perform market research of realty using various third-party applications and compare efficiency of subject residential or commercial property against market data to reason of total efficiency



Review third party documents, such as appraisal, site inspection report, residential or commercial property condition evaluation report to presume overall efficiency of the residential or commercial property and determine significant aspects which might impact property



Document and manufacture all findings based upon above pointed out evaluations



Quality check work performed by junior team members and provide proper feedback on the very same



Understand the feedback gotten from the onshore team members and distribute the exact same to the group



Provide training to the employee and educate them on various circumstances



Communicate with Asset Managers and ensure to provide the preferred output



Function as subject matter specialist of the team and handle new transitions and expanded scope of work seamlessly



Conduct practical trainings for Team members

Required Qualifications:


6+ years of commercial genuine estate market experience, or equivalent shown through one or a mix of the following: work experience, training, military experience, education




Desired Qualifications:


Ability to analyze and process residential or commercial property monetary statements and loan related files for all business residential or commercial property types (e.g. rent roll, historic operating statements, appraisal reports collections and budget plan)



Monitoring and examining the residential or commercial property efficiency based on Tenants details, evaluate lease contracts and essential provision, Residential or commercial property Capital and provide the needed recommendation to Prescreening/Underwriting team.



Perform market research study of realty using various 3rd party applications and compare efficiency of subject residential or commercial property versus market information to draw conclusion of overall efficiency.



Review 3rd party documents, such as appraisal, website inspection report, residential or commercial property condition evaluation report to presume general performance of the residential or commercial property and identify considerable factors which might impact property.




Job Expectations:


6+ years of total experience in Commercial Property Industry - Prescreening and Underwriting for all industrial residential or commercial property types (MFC, RESCM).



6+ years of underwriting mortgage experience in conventional & FHA items.



Strong knowledge in Government Sponsored Entities (Fannie Mae and Freddie Mac) and their underwriting treatments.



Strong Knowledge in Commercial Realty domain.



Ability to read, comprehend and synthesize information concerning residential or commercial property efficiency/ market associated information from multiple sources into one prescribed design template.



Strong Knowledge of mortgages, property market, and financial lending.



Strong understanding in 3rd party files i.e., Appraisal, PCR, ESA, Flood Determination.



Strong MS Excel, PPT, Visio understanding is obligatory.



Excellent English understanding and composed communication abilities.



Flexibility towards work on various processes/assignments.



Master Degree in Accounting and Finance.



Any expert Finance/Accounting/Economics certification would be a plus.



Document and manufacture all of the findings based upon above mentioned reviews.



Analyze and share all the inconsistencies to onshore according to the concurred procedure.



Ability to deal with numerous procedure and versatile to work beyond the work timelines to complete the tasks.



Reviewing associate offers and providing timely feedback for group members.



Prioritize work and screen day to day work allowance management and mentorship to the group.



Identify performance opportunities within process and execute the same.



Closely dealing with Risk partners in respect to avoid/mitigate any loopholes while doing so and constantly stick to the business cops.



Ability to work closely with onshore partners with respect to any escalations, solve on ASAP basis and share the exact same to the group.



Prepare Performance Report for staff member and Monthly & Weekly reports for onshore partners.



Work with people in more knowledgeable roles to understand customer needs and coordinate efforts to service customers by working closely with different departments in the Commercial Real Estate Underwriting functional location.



Achieve/Exceed the set quality/productivity targets.
